Stage to Sell

PhotoSpring is just around the corner, at which time buyers will come out of hibernation. To help give your condo an edge in the coming market, incorporate these staging tips.

A part of what attracts people to condominiums is the beautiful views they offer. If your condo boasts great views, play them up. For example, open your window coverings, make the views focal points by arranging your furniture so as to direct attention to them, and hang mirrors where they'll reflect the views.

Make sure each room is being used - or at least staged - so as to reflect its intended use. Repurposed rooms can confuse buyers. For example, you may have no need for a dining room, using the area as a home gym instead, but buyers will want to see a dining room - if they don't, they might walk away thinking there isn't one.

Show off the space, not your stuff. Remove excess furniture, keeping only those pieces necessary for daily living. Clear your counters, and empty your closets, drawers and cupboards of about half their contents. Smaller spaces look cramped more easily, so when it comes to staging a condo, a "less is more" approach is key.

For those with balconies, don't forget about them. Your balcony may just be storage space for you, but for buyers it can be an important selling feature, especially at this time of year. Clear off the clutter, give it a good cleaning, and dress it up with appropriately-sized outdoor furniture and a splash of greenery.
