The Three P's

PhotoPets, parking, and people – these issues tend to be common sources of consternation for condo dwellers. Before buying your next condo, consider these "three P's" of condo living.

- Pets. Is the condo pet-friendly? If you're not a pet owner, "no" might be the answer you're looking for. For pet owners, however, if the answer's "yes", there are further points to consider. What restrictions, if any, are there on the type, number or size of pets, and what bylaws are there in the governing documents pertaining to your duties as a pet owner? Also, is your pet well socialized, so that encounters with other residents and their pets won't result in any unfortunate incidents?

- Parking. How many spaces come with the unit? One? Two? None? Who owns them, you or the condominium? What restrictions are there on how your parking space may (or may not) be used? Can you sell or rent out your parking space, and if so, to anyone or just to fellow residents of your condominium? Is there guest parking on premises? If so, what restrictions might be placed on it?

- People. Is there a limit on the number of people who can live in a unit? Are children welcome? What percentage of the condominium do renters occupy? What rules and regulations are there in the condominium's governing documents about noise? How are conflicts about noise, and violations of such rules and regulations handled?
