Condo Considerations

PhotoWhether you're buying a pre-construction condo and weighing your options, or looking for ways to improve your current condo before selling it, consider these suggestions to help make your condo look more spacious and boost its resale appeal.

  • Hardwood floors. If your unit has no hardwood flooring, or has hardwood in some rooms but carpet in others, opt to have wooden floors put down throughout the entire condo if your condo board approves. Not only is hardwood in fashion, but having it in every room will lend your condo some visual unity, making it feel more open and spacious, which is just what you – and prospective buyers – want in a smaller space.
  • Storage space. Storage is always an issue where square footage is at a premium. So in the kitchen, upgrade to cabinets that are taller than the standard height, or install them yourself as part of a kitchen makeover. You can also have built-ins installed and closet-organizing systems put in throughout your unit. The added storage space will make your condo more functional for you and for potential buyers.
  • Smooth ceilings. Stippled or popcorn ceilings are a turnoff for buyers, many of whom will opt for a condo with smooth ceilings over one without, other features being equal. Believe it or not, smooth ceilings can actually make your condo seem larger, so check this feature before you buy, as it's a time-consuming job to have to do after the fact.
